Lintel Homes manages homes across Edinburgh and the Lothians, and every one of them needs a plumber, an electrician or a joiner sooner or later. We keep a panel of trades we instruct directly. If you want to be on it, this page says how the work runs and how to put yourself forward.

How the work runs
What a job looks like from your side
Tenants report repairs on this site, so a job arrives with the facts already gathered. What follows is the part we can promise.
- A repair reaches you with the address, the tenant's contact details, access notes and the photos the tenant sent, so the first visit is not a fact-finding one.
- Every job carries its priority and the target the tenant was given: emergencies same day, urgent work within 3 working days, routine work booked with you, normally within 10 working days.
- Work above an agreed figure needs the landlord's yes before it starts. We get it. You are never asked to chase a landlord yourself.
- One invoice, to us, referenced to the job. We deal with the landlord's side.
What we ask
Four things, and none of them a surprise
A managed home in Scotland has a legal standard to meet, and the trades we instruct are how it is met. So the checks come first.
- The registration the work needs: Gas Safe for gas, SELECT or NICEIC for electrical work, and whatever your scheme requires for the rest.
- Public liability insurance, with the certificate before the first job.
- A straight answer on timing. A date you can keep beats a date we would like.
- A photo of the finished work with the invoice, so the landlord sees what was done.

Two minutes. We check the registrations and the insurance, and come back to you within five working days either way.
Your details are kept on our contractor register so we can offer you work, and for nothing else. If we do not take you on we delete them within six months unless you ask us to keep them. How we handle personal data generally is in our privacy policy.
