Edinburgh

City of Edinburgh Council

Edinburgh is the tightest rental market in Scotland. Good property lets fast and at strong rents, but the compliance bar is higher here than anywhere else in the country, particularly around short-term lets and HMO licensing.

Midlothian

Midlothian Council

Midlothian is Edinburgh’s commuter belt and one of the fastest-growing council areas in Scotland. The Borders Railway put Shawfair, Eskbank, Newtongrange and Gorebridge within half an hour of Waverley, and rents across the county still sit well below the city for the same amount of space. Most of the stock is houses rather than flats, which is the reverse of central Edinburgh and changes what a landlord should expect of it.

East Lothian

East Lothian Council

East Lothian is the coast east of Edinburgh and the towns along the North Berwick railway line: Musselburgh on the city boundary, Prestonpans, Longniddry and North Berwick on the shore, Haddington and Tranent inland, Dunbar at the far end. Rents run above the other two Lothians, because the coast and the train line are both priced in, and the stock is mostly houses with gardens rather than flats.

West Lothian

West Lothian Council

West Lothian is the M8 corridor between Edinburgh and Glasgow: Livingston at its centre, Bathgate, Broxburn and Linlithgow around it, and railway lines that reach Waverley in about twenty minutes and Glasgow in under an hour. It is the cheapest of the four Lothian councils to buy into, with a large new-build pipeline at Winchburgh, Calderwood and Heartlands, so the stock is younger than Midlothian’s and the gross yields are the strongest on our patch.
