We look at what comparable properties on your street have let for, not the asking prices still sitting on the portals. Over-valuing wins instructions and loses landlords money in void weeks.

Compliance check
Before we market, we confirm your landlord registration, EPC, EICR, gas safety and alarm compliance. If something is missing we arrange it. A non-compliant let is not worth the risk to either of us.

Professional photography, a floorplan, and the listing live on lintelhomes.co.uk within 24 hours of instruction, sent to our registered applicants. Your registration number and EPC rating are on every advert, as the law requires.

- What does a letting agent cost in Scotland?
- Letting agent fees are charged to landlords, never to tenants. Ours: Let Only is £795 once, on the day the tenancy begins; Let & Rent Collection is 10% and Full Management 12% of the rent we collect. There is no set-up fee for instructing us. Work outside the service you choose, such as an inventory, a tenancy renewal or managing an empty property, is charged at published rates. Every figure is on our fees page.
- Can you charge my tenants a fee instead?
- No, and neither can anyone else. Charging tenants any fee beyond rent and a refundable deposit is unlawful in Scotland. Any agent offering you a 'free' service funded by tenant fees is breaking the law.
- How quickly will my property let?
- It depends on the street and the price. Well-presented property in Edinburgh's Marchmont or Stockbridge often lets within days, and the Midlothian railway towns move almost as fast for family houses. Price ambitiously and anything sits. We will give you a realistic expectation at valuation rather than an optimistic one.
- Do I need to be registered as a landlord?
- Yes. Every private landlord in Scotland must register with the local authority for each council area where they own rental property. Letting while unregistered can result in a fine of up to £50,000. We check this before marketing and can help you apply.
- What happens if the tenant stops paying rent?
- We chase arrears from the day they arise and keep you informed at every step. Eviction in Scotland requires a Notice to Leave citing a statutory ground and, if the tenant does not leave, an order from the First-tier Tribunal. We prepare and serve the notice, and under Full Management we prepare and lodge the Tribunal application too.

- Will rent controls affect me?
- Not yet. The Housing (Scotland) Act 2025 framework came into force on 1 April 2026, but no rent control areas have been designated and none can be before late 2027. What does apply now is a duty to provide rent data to your council within 28 days if asked.
