What does property like yours let for?
Nothing to hand over to see the number. It’s right here: a range from our own comparable stock, with the evidence underneath it.

What should your property be letting for?
A valuation is only as good as its evidence. Ours is the number, and the evidence we used to get to it, including the comparables that argue against us.
We value on lets, not listings
Asking prices sitting unlet on Rightmove tell you what didn't work. We use what comparable property on your street achieved, and how long it took.
You'll see the net, not just the gross
A rent figure means little on its own. We show you what you'd net after our fee, likely void weeks and the compliance costs for your property type.
We'll tell you if you shouldn't let it
Sometimes the numbers don't work: a heavily factored flat with a looming major works bill, or a property that can't realistically be HMO-licensed. We'd rather say so.
No pressure afterwards
One follow-up call. If you're not interested, that's the end of it. We won't add you to a mailing list.

What happens after you send it
We check comparable lets on your street and in your postcode over the last six months.
We get in touch the way you asked, to talk through condition, furnishings and any works you've had done. These move the number more than people expect.
Where it's useful, we visit. Book the visit in the form and it's in the diary straight away; for a straightforward flat we can often value accurately without one.
You get a written valuation with a rent range, the comparables behind it, an estimate of time to let, and what you'd net after fees.
