Let & Rent Collection

We let the property and then look after the money: collecting, chasing and accounting for the rent, and handling the tenancy paperwork throughout.

The percentages and the Let Only fee are written into your terms of business before you instruct us. We do not negotiate different rates for different landlords.

There is no letting fee and no charge for taking the tenancy on: the percentage starts with the first rent we collect.

These figures are the service itself, for a property that is let. An inventory, a tenancy renewal and an empty property are charged separately, at the published rates in the schedule below and only where you instruct them. While a property sits empty, the vacant-property minimum of £200 a month applies in place of the percentage. Referencing is included in the letting fee, and arranging works carries no charge from us at any size. Safety certificates are the contractor’s own invoice, never marked up, plus a flat £30 to arrange.

How a charge reaches you

Four things that are true of every fee above

  • You instruct it first, in writing

    We tell you what the work is and what it will cost, and it goes ahead when you say so. Two things do not wait for an instruction: an emergency where the property or somebody in it is at risk, and the non-resident landlord scheme, which the law puts on whoever collects your rent.

  • The landlord pays, never the tenant

    Charging a tenant for referencing, an inventory or a renewal is an unlawful premium in Scotland and recoverable from the agent for five years. Every figure on this page is the landlord's to pay.

  • Every charge is its own line

    Under Let & Rent Collection and Full Management, a charge is set against the rent as it arrives and shown on your monthly statement, with the date and what was done. Under Let Only, where we hold no rent, it is invoiced. Every figure includes VAT at 20%, so nothing is added afterwards.

  • The rate you sign is the rate you pay

    Every figure here is written into your terms of business before you instruct us, and the same rates apply to every landlord. If this page changes later, your agreement does not: the fees you signed stay at the figures in your own document.

Worth knowing

How this works in Scotland

Your tenancy is open-ended

Almost every private let in Scotland is a Private Residential Tenancy. There is no fixed term and no end date. The tenancy runs until the tenant leaves or the landlord ends it on one of the statutory grounds, by Notice to Leave. We prepare and serve those notices as part of the service.

Disputes go to the Tribunal

Not the Sheriff Court. The First-tier Tribunal for Scotland, Housing and Property Chamber, deals with evictions, rent and the Repairing Standard. Applications are prepared and lodged for you under Full Management.

Rent rises once in twelve months

A landlord may increase the rent no more than once in any twelve-month period, and only by serving the statutory notice with the required period. A tenant can refer the increase to Rent Service Scotland. We handle the review and the notice.

Deposits and registration

Deposits must be lodged with a Scottish Government approved scheme within 30 working days of the tenancy starting. Landlords must be registered with the local authority before letting. We do both, and will not begin marketing until registration is in hand.

Fees FAQs

Do tenants pay any fees?
No. Charging tenants any fee beyond rent and a refundable deposit is unlawful in Scotland and has been since 2012. Tenants pay us nothing.
When is the Let Only fee payable?
Once, on the day the tenancy begins. Nothing before it, and nothing again for as long as the tenant remains. If we do not let your property, the fee is not payable at all. Referencing every applicant is included in it, however many references a joint tenancy takes.
What is the difference between Let & Rent Collection and Full Management?
Let & Rent Collection looks after the money and the paperwork: rent collected and paid over with a statement, arrears chased, notices served, the deposit returned. Full Management adds the property itself: repairs handled end to end, the safety certificates tracked, inspections with a written report, and an emergency line outside office hours.
Is there a set-up fee or a renewal fee?
There is no set-up fee: instructing us costs nothing, and the Let Only fee falls due only when a tenancy begins. Renewal is £200, but it arises far less often than landlords expect. A Private Residential Tenancy is open-ended and does not renew, so the charge applies only where a genuinely new agreement is drawn up with the same tenant.
What if I want to leave?
One month's notice on either side, and no exit or transfer fee. We hand over the tenancy file, deposit scheme details and certificates, and we do not hold your paperwork hostage. Fees already earned on rent we collected remain payable; nothing is charged on rent collected after we stop acting.
Who pays the charges on this page, me or the tenant?
You do, every one of them. Charging a tenant for referencing, an inventory or a renewal is an unlawful premium in Scotland, and a tenant can recover it from the agent for five years afterwards. Every figure on this page is landlord-payable, which is exactly why it is published here rather than buried in a tenant's paperwork.
When am I charged for works?
You are not. Arranging a repair or a refurbishment carries no charge from us at any size — the contractor's invoice reaches you exactly as it was issued to us, and that is the whole cost. We take no mark-up, no commission and no percentage of the works. Safety certificates are the same invoice unchanged, plus the flat fee to arrange shown above.
Are your fees VAT inclusive?
Yes, every figure on this page includes VAT at 20%. The number you see is the cost. Nothing is added afterwards, on the invoice or on your statement. Our VAT registration number is GB 526818078. When you gather quotes, ask each agent for a VAT-inclusive figure in writing, so every number on your shortlist is a final price.
Do you charge a letting fee as well as the management fee?
No. Under Let & Rent Collection and Full Management the percentage covers the letting, including re-letting when a tenant leaves, so there is no second letting fee. Referencing the new applicants is covered too. The inventory on the new tenancy is charged at the rate in the schedule above.
Is there a minimum monthly fee?
Not while the property is let: the percentage applies at every rent level, with no monthly floor beneath it. While it is empty, a vacant-property minimum of £200 a month applies, because an empty property still needs visiting, securing and giving contractors access to.
