Proof of identity

  • Passport, or a UK/EU driving licence plus birth certificate

Proof of income

  • Your last three months' payslips, or
  • Two years of accounts or an SA302 if you're self-employed, or
  • A student loan award letter, bursary confirmation or guarantor details if you're studying

Proof of address

  • A utility bill or bank statement from the last three months
  • Your current or most recent landlord's contact details

If you need a guarantor

  • A UK-based guarantor's name, address and contact details
  • Their proof of identity and income. They're referenced too
  • There is no charge for setting up a guarantor agreement

Application FAQs

Is there an application fee?
No. Charging a tenant to apply, to be referenced or to be credit checked is unlawful in Scotland. If any agent asks you for one, you can apply to the First-tier Tribunal to recover it. There is no fee to apply.
What income do I need?
As a general guide, referencing providers look for annual income of around 30 times the monthly rent across the household. Where income falls short, a UK-based guarantor usually resolves it.
What if I have poor credit?
Tell us early. Adverse credit does not automatically rule you out. We look at the whole picture, and a guarantor or a longer rent-in-advance arrangement often works. What causes problems is finding out at referencing stage.
Can I apply if I'm receiving benefits?
Yes. Properties where the landlord will consider tenants in receipt of benefits are marked in our listings. Blanket 'no DSS' policies have been found to be discriminatory.
